The Northeast’s Infrastructure Inflection Point: Which Projects Actually Move in 2027?

A $68.4 billion MTA capital plan, the Gateway rail program, JFK redevelopment, grid expansion and climate adaptation are creating an extraordinary project pipeline. Yet funding uncertainty, permitting, power availability and construction capacity are reshaping what can actually advance. Public owners, developers and capital providers confront the hard choices: which investments are ready to procure, which are at risk, and what must happen in the next 12 months to turn announcements into construction.

The Power Bottleneck: Can New York Build the Grid Its Economy Needs?

AI computing, electrification, new buildings and aging assets are putting a premium on reliable electricity. The real contest is over interconnection queues, transmission, substations, firm capacity and who pays for upgrades. Utilities, large-load customers and infrastructure developers examine how to bring power online faster while managing affordability, resilience and competing regional priorities.

The AI Infrastructure Land Rush: Power, Data Centers & the Northeast’s Next Growth Markets

AI demand is creating a new class of power-intensive infrastructure investment. But the winning sites are not simply those with land: they need deliverable megawatts, fiber, water and cooling, workable permitting and a credible community proposition. This discussion tests where Northeast data centers can actually be built, how behind-the-meter power and new energy contracts change the equation, and whether AI growth will crowd out other infrastructure needs.

Empowering Leaders to Build Next Generation Infrastructure

The next generation of transportation infrastructure cannot be delivered agency by agency. The passenger experience is one journey, even when five organizations own pieces of it. Protecting the public investment therefore requires a new model of leadership, collaboration and customer-centered decision-making across institutional boundaries. Somebody has to represent and integrate the passenger outcome across the system.

Gateway Under Pressure: Hudson Tunnel, Penn Station & the Future of the Northeast Corridor

The Hudson Tunnel Project and Penn Station transformation sit at the center of a regional rail system with national economic importance. With construction advancing and federal funding disputes underscoring the stakes, project leaders face a difficult balancing act: protect schedules, coordinate across owners, manage live rail operations and deliver benefits riders can actually feel. What does it take to keep a generational corridor program moving?

Building While Operating: JFK’s $19 Billion Transformation, Ports & the Freight Economy

JFK’s massive redevelopment is an unusually visible test of megaproject delivery while a global airport stays open. New terminals, roadways, logistics, passenger technology and creative construction logistics are changing the airport experience. Port and freight operators face parallel demands for capacity, electrification and resilience. This conversation focuses on delivery innovations, private capital and the operational tradeoffs behind projects that cannot stop serving customers.

The Next Storm Is Already in the Capital Plan: Water, Flooding & Urban Resilience

Extreme rainfall, coastal surge and aging pipes are making resilience a core investment decision rather than an environmental add-on. From subway flood protection and coastal defenses to wastewater upgrades and distributed stormwater systems, owners must prioritize projects under tight budgets. Where is the money going, which solutions are ready to scale, and how can agencies measure avoided losses before the next major event?

Who Takes the Risk? Financing Megaprojects in a High-Cost Market

The Northeast has no shortage of infrastructure ambitions; it has a shortage of easy projects. Inflation, federal uncertainty, financing costs and delivery risk are changing how capital is structured. Owners, investors, advisers and builders debate availability payments, concessions, design-build, progressive delivery, insurance, guarantees and the conditions under which private capital can genuinely accelerate public outcomes.

Can New York Build Again? Housing, Industrial Sites & the Infrastructure Unlock

New housing, life-science campuses, industrial reuse and mixed-use districts all run into the same hidden constraints: grid capacity, water and sewer, transit access, approvals and site remediation. Developers and city leaders examine which infrastructure investments unlock real projects, who funds improvements beyond the property line and how to turn underused sites into productive neighborhoods and employment centers.

The Megaproject Reality Check: Labor, Procurement & the Cost of Delay

As multiple agencies compete for the same specialty contractors, electricians, engineers and suppliers, schedules and budgets are exposed long before construction starts. This panel asks how owners can build realistic procurement pipelines, use collaborative delivery, standardize requirements, grow the workforce and avoid the claims and change orders that erode public confidence.

From Pilot to Production: AI, Robotics & the Digital Jobsite

Construction AI is moving beyond demos into estimating, scheduling, field capture, risk detection and connected asset data. But fragmented information, contractual boundaries and trust still slow adoption. Owners, technology platforms, engineers and contractors examine where AI and robotics are producing measurable value today, how digital twins survive handover and what a genuinely interoperable project looks like.

The Next $100 Billion: Where Will Northeast Infrastructure Capital Go?

Rail, power, aviation, water, data centers and urban redevelopment are competing for capital and execution capacity. In a closing, forward-looking conversation, public owners and private investors identify the projects, partnerships and technologies most likely to shape the next wave of Northeast growth—and the signals the market should watch in 2027.
